Property description

Luxurious, new build villa for sale on Ciovo island, situated just 55 m from the sea. Located in a quiet area, with nice sea views.

This villa will have 4 levels, with 305 sqm of living area spread on 468 sqm of living area.

In the basement area, which would be located underground, it will have all sorts of fun and interesting things to do. From a fitness area to a sauna and jacuzzi area, gaming area for the skilled ones, wine area for the ones with distinguished palates. It will also have one bathroom, a laundry room and an engine room for the swimming pool, which would be located on the ground floor.  Along with the swimming pool of 30 sqm, there will be a large terrace, with covered areas for sitting and dinning.

Behind the villa, there will be a BBQ grill, while on the west side of the villa, where the main entrance is, will be an outdoor parking space for 4 cars. Entering the villa, we are greeted by a long hallway. On the 1st left, there is an en-suite bedroom, with floor to ceiling glass windows, which offer great sea view. At the end of the hallway is the 2nd en-suite bedroom, also with great sea views. In the middle of a hallway is a staircase leading towards the 1st floor, with a lounge area and coffee/tea station in the center of the room.

Coming up to the first floor, there is a dinning room in the middle and the best part of it is the glass floor on which the table and chairs will be standing, so everything is visible to the bottom. To the left, there is a fully equipped kitchen with its own terrace and a view, while on the other side is a spacious living room area, also with its own terrace. Going up to the 2nd floor, we have one en-suite bedroom with its own balcony and great sea views and on the other side of the floor is a master bedroom, with its own bathroom, wardrobe, and a spacious terrace with open sea views.

Villa is oriented north, but has views towards east and west, with sunlight coming from the back as well. This is a nice feature, especially during hot weathers. There is a lot of sunlight throughout the day, but it is not as hot because of the orientation.
Investor also wanted to ensure this villa has a lot of air fluctuation through the whole living area and that is why there is a lot of glass walls and windows that can be open all the time.

There will be floor heating in the villa, with heating and cooling will be done by fen coil system. All of the bedrooms will have parquets installed while the bathrooms, basement, hallways and kitchen will have ceramic tiles.

This villa is a great investment, can be a nice family home or a rental property which will achieve high yearly income.

It is just a few steps from the sea and the small center with amenities is just a few minutes with a car.

More about Trogir/Ciovo

The Town of Trogir is another fantastic jewell in the crown of Croatian tourist destinations, just 20 minutes from the airport. It is a small island connected by one short bridge to the main land and one short bridge to the island of Ciovo. Just like Dubrovnik it is a medaeval walled town and has been declared a World Heritage site which has UNESCO protection.

It is a small but lively tourist hub and is especially well known to the many celebrities who visit Croatia as it is the starting point for sailing holidays.

It has some of the best restaurants in Croatia and all the ammeneties one would expect in a busy tourist centre. It also has a boat taxi service to Split, which takes about an hour.

There are opportunities to buy property in Trogir itself and these are mostly apartments tucked away in streets hundreds of years old and full of character. One consideration before buying Croatian property and especially real estate in Trogir is to ensure the title to the property is clear. For many generations, Croatian real estate has been handed down the family without legal registration and now that some of these families are selling Trogir real estate on the open market for the first time, it is essential that you are sure the property has the correct title and registration. However, this situation has ensured that there are many investment and refurbishment opportunities in Trogir real estate.

The island of Ciovo is also partly covered by the world heritage protection but has 'party beaches' and several fisherman's settlements. The popularity of these beaches makes Ciovo property popular as a place to invest in Croatian real estate. Secluded coastal property is always popular with investors of property in Croatia and there are some of these on Ciovo, but few come to the market.
