Property description

A nice apartment house, located on the north side of Ciovo island.

Its one of the last houses in the area and offers nice sea views, since it’s on a higher level.

The plot itself is quite large, close to 700 sqm and the house itself is around 260 sqm of living area, with the additional 100 sqm of terraces and balconies. In front of the house is a nice garden, currently used as a vegetable garden, but is big enough to place a swimming pool in the future.

This house consists of 3 levels, with 7 units in total. It has been mostly used as a rental property, specifically the top and middle floor, while the bottom floor is used by the owners as their living area.

Starting from the bottom floor, we have a smaller apartment of 50 sqm, with one bedroom and bathroom, while the kitchen and dinning room area are in one room. in front is a covered terrace of around 30 sqm and even has a partial view towards the sea. In front of the terrace is a cascade garden, with a few vegetables and fruit trees planted. Next to a garden on the right is one of the garages, big enough to fit a car. Second garage is right next to the first one.

On the 1st floor, we have 3 one-bedroom apartments, 2 on the north side and one on the south side. All three are similar in size and layout, with each having 1 bedroom, 1-bathroom, small kitchen and living room area. Apartments on the north side have a shared and covered balcony with a sea view. Top floor is basically the same as the 1st floor, only difference is the view to the sea from the balcony.

Entering the plot, we have a large parking, for up to 5 - 6 cars. Its also gated, so allows safety and privacy. Next to parking on the left, is a storage unit, which used to be a garage. It has 21 sqm, enough space for extra room or even a small gym.

Top floor is basically the same as the 1st floor, only difference is the view to the sea from the balcony.

In total, there are 7 units which can be used for rental purposes and provide good income on a yearly basis, even in its current condition. There is a lot of space on the plot to place extra amenities and raise the value of this property. This house is older but in good condition and can be used immediately.

Walking distance to the sea is maybe 5-6 min, while Trogir old town is a 2 min car ride away.

More about Trogir/Ciovo

The Town of Trogir is another fantastic jewell in the crown of Croatian tourist destinations, just 20 minutes from the airport. It is a small island connected by one short bridge to the main land and one short bridge to the island of Ciovo. Just like Dubrovnik it is a medaeval walled town and has been declared a World Heritage site which has UNESCO protection.

It is a small but lively tourist hub and is especially well known to the many celebrities who visit Croatia as it is the starting point for sailing holidays.

It has some of the best restaurants in Croatia and all the ammeneties one would expect in a busy tourist centre. It also has a boat taxi service to Split, which takes about an hour.

There are opportunities to buy property in Trogir itself and these are mostly apartments tucked away in streets hundreds of years old and full of character. One consideration before buying Croatian property and especially real estate in Trogir is to ensure the title to the property is clear. For many generations, Croatian real estate has been handed down the family without legal registration and now that some of these families are selling Trogir real estate on the open market for the first time, it is essential that you are sure the property has the correct title and registration. However, this situation has ensured that there are many investment and refurbishment opportunities in Trogir real estate.

The island of Ciovo is also partly covered by the world heritage protection but has 'party beaches' and several fisherman's settlements. The popularity of these beaches makes Ciovo property popular as a place to invest in Croatian real estate. Secluded coastal property is always popular with investors of property in Croatia and there are some of these on Ciovo, but few come to the market.
