Property description

In our offer we have a lovely stone house located in the old town of Trogir, just a few steps from the boardwalk and the south gate.

House is situated in a narrow street and has 4 floors in total. There are 2 entrances, one directly form the street in the ground floor area and the other on the 1st floor connected with stone staircase.

The ground floor consists of a spacious dining room with a kitchen, bathroom and storage. 1st floor consists of a living room area, nicely decorated with an old-fashioned furniture that fits the space perfectly, also a smaller bathroom, one additional room that has an entrance to the terrace.

Terrace is big enough to accommodate a table with chairs and a small grill. Second floor consists of 2 bedrooms. One bedroom is spacious, and it is the one the owners use. It is nicely furnished and in case of sale, the owners would empty the room and take it with them because of sentimental reasons.

The second bedroom is smaller with a bed and closet. 3rd floor has the same layout as the 2nd floor, the only difference is that the bigger room has a small balcony overlooking the city.

All floors are connected with wooden staircase. House has a roof entrance which is small but can be renovated as a room or use as storage.

The whole house has around 156 sqm of living area and it is sold completely furnished, except the owner’s bedroom. It is in good condition but would need an update to modernize it.

Additional value of the house is that is more then 700 years old and is situated in the area which is under UNESCO protection.

Nearby are all amenities from shops to restaurants.

It is a small but lively tourist hub and is especially well known to the many celebrities who visit Croatia as it is the starting point for sailing holidays.

It has some of the best restaurants in Croatia and all the ammeneties one would expect in a busy tourist centre. It also has a boat taxi service to Split, which takes about an hour.

There are opportunities to buy property in Trogir itself and these are mostly apartments tucked away in streets hundreds of years old and full of character. One consideration before buying Croatian property and especially real estate in Trogir is to ensure the title to the property is clear. For many generations, Croatian real estate has been handed down the family without legal registration and now that some of these families are selling Trogir real estate on the open market for the first time, it is essential that you are sure the property has the correct title and registration. However, this situation has ensured that there are many investment and refurbishment opportunities in Trogir real estate.

The island of Ciovo is also partly covered by the world heritage protection but has 'party beaches' and several fisherman's settlements. The popularity of these beaches makes Ciovo property popular as a place to invest in Croatian real estate. Secluded coastal property is always popular with investors of property in Croatia and there are some of these on Ciovo, but few come to the market.
