Property description

This beautiful house is located in the historical center of a picturesque coastal town on the peninsula of Peljesac, right next to the main tourist promenade and only 5 meters from the sea.

It is a centuries old stone house whose style preserves all the best of traditional Mediterranean architecture. The residential area of the house is 150 m2. The house consists of a ground floor, first floor and second floor.

On the ground floor there is a living room, bathroom and pantry. From the living room there is an entrance to a courtyard leading to the kitchen. The Kitchen area is beautifully decorated. This area used to be a boat house (Orsan in the local dialect) so the space is dominated by a beautiful and very old rough stone arched ceiling in a Dalmatian architectural style know as "buta".

From the courtyard stairs lead to a terrace with a beautiful view of the Korcula-Peljesac sea channel, the island of Korcula, its archipelago and the open sea. Stairs from the living room lead to the first floor with two bedrooms and a bathroom. On the top floor are two more rooms and a bathroom.

In the front yard there is a storage room and from the outside high stone wall ensures complete privacy. Parking places are also nearby.

The house was completely renovated in 2007, with new water and electricity installations as well as a water filtering system installed in the whole house (the central unit is located in the yard in front of the orsan). Floor heating is installed on the ground floor and in all bathrooms. Rooms are air-conditioned (cooling and heating system).

An additional insulation coating provides moisture protection during winter and all windows have double glazing which is also additional insulation. Each room has internet connections.

Also, during the renovation, connections for the future potential connection to the sewage network were made.

Although it was renovated, house kept the traditional look combined with modern features, which not only gives exceptional functionality to the house but also provides a special aesthetic moment that keeps the spirit of the past times and witnesses to the rich history and the specific beauty of this area.

More about Peljesac

The Peljesac peninsular extends 70k out to sea and has a thriving tourist industry. It is close enough to Dubrovnik to allow Dubrovnik to be an easy day excursion, but has the feel of an island, particularly away from the mainland. Much of the peninsular, has steep slopes from high mountains which makes it perfect for the second industry, Viniculture.

Much Peljesac property was built as the wine industry was developed. These villas on the South coast of Peljesac were large and well built. Some modern apartments on Peljesac have been built around the villages Orebic and Ston.

Most property on Peljesac is old Dalmatian style on both the North and South coast of Peljesac. Considering how close you are to Dubrovnik, Peljesac real estate is good value, and much of it is very modest.
