Property description

Completely renovated double stone house in the city, first row to the sea.

Vrboska 323, 'The Pocket House'.

This charming 'First Row to the Sea' house is situated within the quiet UNESCO World Heritage area of 'Little Venice' Vrboska. It is arguably one of the most photographed properties there, regularly appearing in innumerable websites, travel features etc.

The house, constructed in traditional stone under a tiled terracotta roof originally formed part of the village bakery but lay derelict for many years until a comprehensive rebuild completed in 2017 by its British owners.

Established over two floors totaling 62 m2 approx. the upper floor comprises open plan kitchen, breakfast bar and lounge, leading onto a traditional balcony with far reaching river views, plus a rear secluded terrace ( with extendable awning) for outside dining. The ground floor comprises two double bedrooms and fully fitted bathroom with Hans Grohe overhead and hand showers, vanity unit, heated towel rail and water heater.

The property is accessed via a secluded communal courtyard with mature garden border and period features. There is ample space for bicycles etc. Access to the upper floor is via a shared external stone staircase, a common feature maximizing on internal space.

No expense was spared in the renovation. The ground floor is tiled with local Brac stone and underfloor heated. The upper floor is oak and features a wood-burning stove.

Bedrooms and upper floor have built in air-conditioning units.

Windows are top quality hardwood, double glazed with 'tilt' option; all have traditional shutters.

All internal doors are solid wood.

The Italian kitchen is in solid wood and fully fitted with top quality Siemens units comprising -  inbuilt induction hob, extractor hood, fridge freezer, Oven, microwave and dishwasher: Liebher wine cooler. The kitchen units were extended to provide additional storage cupboards.

The house is offered virtually 'as is' ie to include all high-end 'Loaf' Bedroom furniture and beds from the UK; Sofas, stools, chairs, TV etc. (additional inventory by negotiation).

It would therefore be a perfect candidate for the 2026 Letting Season if required and subject of course to Approvals ( the property has not been let to date).

The vendors are renovating a larger property in the village and are able to offer this property from February 1st 2026, possibly earlier by negotiation.

More about Hvar

Hvar Island is 2 hours by ferry from Split, and the main town on the island is also called Hvar, so be aware so you do not to become confused! It is considered the most exclusive of the Dalmatian islands for various reasons. It is noted as having the most sunshine hours of any place in the area and the main town of Hvar was once an important naval port for the Venetians. As such, it has disproportionately grand public buildings and squares giving the town a distinctly affluent feel.

The public ferry to Hvar island stops at Stari Grad, a bus ride of 20 minutes from Hvar so it is quite common to find a majority of visitors to the town have come by yacht. It is a popular destination for Croatia's rich and famous visitors.

Other than the main town Hvar island has a thriving agriculture and tourist industry.

The Hvar real estate business is always busy and there is a premium for commercial properties in Hvar town as it does become extremely busy in high Summer. Away from the main towns Hvar island property is more modestly priced. We feel confident that Hvar town property and more isolated and secluded property on Hvar will hold its value well due to international make up of its visitors.
