Property description

An authentic Dalmatian stone house offering a spectacular panoramic view of the Adriatic Sea and Mount Biokovo.

An exceptional property for those who appreciate authentic Dalmatian architecture, the Mediterranean lifestyle, and truly unique locations.

The estate comprises a main house and a separate guest house, situated slightly higher up the hillside. This layout offers numerous possibilities: it can serve as a spacious family residence, a private multi-generational retreat, or an attractive holiday property with rental potential.

The main house retains the authentic character of a traditional Dalmatian stone house—featuring carefully restored natural stone walls and lovingly preserved architectural details—while providing all the comforts of modern living.

It consists of a living room, a fully equipped kitchen, a Dalmatian-style dining area with a fireplace and panoramic windows, two bedrooms, and a modern bathroom with a shower and an integrated laundry area.

The blend of traditional materials and refined Mediterranean design lends the interior a warm and distinctive character. The main house also offers further development potential; there is the possibility of adding another floor, which would provide additional living space.

The separate guest house, positioned just above the main house, features its own entrance and a spacious panoramic terrace, ensuring a high level of privacy and allowing for independent use. The accommodation includes a living room, a fully equipped kitchen,
two bedrooms, a bathroom, and an impressive terrace overlooking the surrounding landscape and the sea.

This separation makes the guesthouse particularly attractive for families and friends, multi-generational living, or seasonal tourist rentals.

A Mediterranean oasis featuring an exceptional outdoor area and a swimming pool. Pre-installation for pool heating is also provided, allowing for year-round use.

The property is situated in a peaceful, natural setting. Located away from the hustle and bustle—yet only a seven-minute drive from the sea and the nearest beaches—it offers a perfect balance of privacy, relaxation, and convenient access to all local amenities.

It has a resident population all year and ferries go every few hours to Supetar. From there, there is an integrated public transport service about the island. Most people stick to the beautiful coast but inland it has stunning scenery and secluded meadows and olive and vine groves. The main towns are the Ferry terminal of Supetar, Milna, Postira, Splitska and Bol. You don't need to travel far to find your own secluded beach.

The beach at Bol is featured on most Croatian Tourist material known as 'Zlatini Rat' or 'Golden Horn'. Real estate in Bol is particularly sought after as it has become a centre for 'activity holidays' and is packed throughout the summer - http://www.bol-croatia.com/windsurfing-sports.htm.

There is a small airport on the island for private planes. The most popular property sold on Brac are holiday apartments near the coastal villages, often recently built. A tightening of building rules means that less are now being built, so people are now looking for old Brac property to refurbish. On the island of Brac cottages are often seen along the coast and these occasionally come on the market but are keenly sought after.

Brac real estate is considered a good investment as Croatia is looking to improve her tourist industry.
