Property description

A unique opportunity for a perfect holiday in a secluded, idyllic bay located on the island of Kaprije!

The property consists of one residential house divided into two separate units (flats), completely renovated on the foundations of old stone buildings, less than 30m from the crystal clear sea and the pebbly beach. Both buildings have all necessary permits, but interior and facade must be finished before moving in (all rough works are already completed as are most of the inside installations).

The nearest village (Kaprije) is situated approximately 3 km away, while in the neighboring bay one will find a restaurant opened during the summer season (May-September).

It is possible to reconstruct the existing jetty (pier) located approximately 50m from the house, allowing the direct docking of yachts in the immediate vicinity. On the field there is a concrete water tank (Size: 55,16m3). Can store rainwater or potable water delivered by boat), and the power supply is provided via installation of solar panels or mini-wind farms.

The property can be reached only by boat, anchored in the bay which is protected from strong southerly winds.

Total living area is 100,79m2 (gross 136,18m2), and with creating of additional galleries it increases to over 140m2, while the size of the corresponding plot is 263m2.

In front of each building is a terrace of approx 25-30m2. Title is clear, 1/1.

This property truly represents a perfect getaway from civilization!

More about Sibenik

Sibenik is about an hour drive from Split, 80 km north. It is a fabulous tourist destination built around the magnificent Cathedral. The old town is built up the steep hillside from the Riva, giving the appearance that almost every house in Sibenik has a sea view. Kornati National Park, hundreds of tiny islands, uninhabited and protected, make Sibenik a destination with a difference for most tourists.

It has a more relaxed feel than Zadar or Split but it is still a sought after holiday destination. It is close to Skradin village, at the foot of the Krka National Park where Bill Gates has taken some of his holiday's for many years.

Sibenik property is more modestly priced than Split. Many Sibenik houses are built with old Dalmatian stone and are often very narrow and tall. It is possible to have a property in Sibenik of 15 sq m going up 5 levels with a roof terrace and sea views. Villas in Sibenik line the coast road North and South and apartments and flats in Sibenik vary in price depending on size and location, but some of them are very reasonably priced.
