Property description

A detached house featuring two apartments, two large terraces, and a spacious garden, with a total land area of 850 m2.

Located just three rows back from the sea, it offers a beautiful sea view and is close to the beach. There is potential to build a swimming pool and add an extra floor.

A family stone house comprising a three-bedroom apartment, two additional apartments, and a garage.

The house is situated in a quiet part of a small town and is accessible from two sides.

Built in 1990 using Brač stone, the house spans two levels. Its layout makes it ideal for family living as well as for tourist rentals.

The upper floor houses a spacious three-bedroom apartment consisting of two bedrooms, two bathrooms, a hallway, a living room, a kitchen, a pantry, and a large terrace with an unobstructed view of the sea.

The lower floor contains two separate apartments—each with its own bedroom, kitchen, and bathroom—along with an additional room and a large terrace that offers a pleasant outdoor living space.

A garage with one parking space and three additional outdoor parking spots are located separately from the main building; a woodshed and a storage room are situated on the level below the garage, further enhancing the property's functionality.

The grounds are beautifully landscaped and well-maintained, featuring olive trees, citrus trees, ornamental plants, flowers, and a barbecue area, creating a pleasant Mediterranean atmosphere for family, guests, and summer gatherings. All ownership and land registry documentation is in order. The house holds an occupancy permit and an energy performance certificate.

This property represents an excellent opportunity for buyers seeking a high-quality stone house on Brač, close to the sea, suitable for permanent residence, vacation use, or tourist rentals.

There is a small airport on the island for private planes. The most popular property sold on Brac are holiday apartments near the coastal villages, often recently built. A tightening of building rules means that less are now being built, so people are now looking for old Brac property to refurbish. On the island of Brac cottages are often seen along the coast and these occasionally come on the market but are keenly sought after.
