Property description

We are happy to offer this magnificent and interesting estate located just outside of Trogir area, 20 km from the center of Trogir.

It is an estate with a couple of houses and auxiliary house all in natural stone, plus a newly built aparthotel with 3 floors. Stone houses were built in the 20th century and are kept well and nicely decorated while the aparthotel is being rented and has great guest reviews. The whole estate has approximately 6300 sqm.

The whole estate is covered with a forged fence from the front side and from the back side of the estate is being covered with a hill. The additional advantage of the location is that there are not many houses around which offers more privacy and peace.

On the east side of the estate are 2 stone houses which were converted into apartments. They consist of 1 bedroom and 1 bathroom.

Everything is nicely decorated in a rustic style. Above the houses is an auxiliary house, also made from natural stone and is used for socializing. It has a massive wooden table with wooden chairs, a big fireplace and a small bathroom. Especially in colder weather this house is being used the most, especially with friends and family.

In front of the main gate is a stone house in which the owners stay. It has a spacious terrace in front with 2 massive spiny hackberry trees that provide natural shade throughout the day. On the west side of the estate is a newly built aparthotel. It was built in 2013 and has 3 floors. It can have up to 60 guests.

The ground area consists of a spacious game room with a lounge area. There are 2 bathrooms and a professional kitchen to prepare meals plus a laundry room. For additional experience there is a spacious covered terrace of 100 sqm in front of the building. 1st floor consists of 6 en-suite apartments. They are nicely decorated and furnished. 2nd floor is currently not equipped but can be updated to have an additional 10 beds.

The owner had a plan to place solar panels on the building. The whole building has 370 sqm of living area. Across the house is a a covered swimming pool of 72 sqm and a sun desk. Since it is south oriented, there is a lot of natural light throughout the day and in case of bad weather, the swimming pool is being heated.

Also, during nice weather, deck of the swimming pool can be raised. There is water and electricity on the estate, while there is still no sewage system, the estate has 3 large septic tanks. An additional bonus is a water well with 200 cm3 of fresh water. All the documents are in order and the ownership is in order.

This estate is spacious and an ideal investment for somebody who is willing to continue with tourism.

The location is peaceful, airport is 25 km away from the location while Trogir is 20 km away.

More about Trogir/Ciovo

It is a small but lively tourist hub and is especially well known to the many celebrities who visit Croatia as it is the starting point for sailing holidays.

It has some of the best restaurants in Croatia and all the ammeneties one would expect in a busy tourist centre. It also has a boat taxi service to Split, which takes about an hour.

There are opportunities to buy property in Trogir itself and these are mostly apartments tucked away in streets hundreds of years old and full of character. One consideration before buying Croatian property and especially real estate in Trogir is to ensure the title to the property is clear. For many generations, Croatian real estate has been handed down the family without legal registration and now that some of these families are selling Trogir real estate on the open market for the first time, it is essential that you are sure the property has the correct title and registration. However, this situation has ensured that there are many investment and refurbishment opportunities in Trogir real estate.

The island of Ciovo is also partly covered by the world heritage protection but has 'party beaches' and several fisherman's settlements. The popularity of these beaches makes Ciovo property popular as a place to invest in Croatian real estate. Secluded coastal property is always popular with investors of property in Croatia and there are some of these on Ciovo, but few come to the market.
