Property description

Significant investment project

We are offering these two connected old ruins on a large plot high above the sea.

They are 600m from the shore, but the incline on the land ensures there is a spectacular sea view.

They are situated in Bol, the oldest coastal resort on the island of Brac, and set among old farm meadows.

This large plot - 400m sq - will ensure no property is built nearby that might interfere with the peaceful rural ambiance that comes with the property.

They are in the old part of town with all the infrastructure in the immediate vicinity and there is easy access of vehicles.

The floor area of the buildings is 150 m2.

The larger house has approximately 100 m2 first floor area, which  gives potentially 250 m2 of total living space in both houses.

Of course, both properties require complete reconstruction.

The property is located 300 m from the town centre and 600 m from the sea.

The town is positioned in the central part of the southern side of the island, at the foot of the highest peak of all the island.

The town is 35 km away from the ferry port and 12 km from the Brac airport.

More about Brac

The island of Brac is the largest (400 sq km) in Dalmatia and has the shortest ferry crossing from Split, about 40 minutes. It has a resident population all year and ferries go every few hours to Supetar. From there, there is an integrated public transport service about the island. Most people stick to the beautiful coast but inland it has stunning scenery and secluded meadows and olive and vine groves. The main towns are the Ferry terminal of Supetar, Milna, Postira, Splitska and Bol. You don't need to travel far to find your own secluded beach.

The beach at Bol is featured on most Croatian Tourist material known as 'Zlatini Rat' or 'Golden Horn'. Real estate in Bol is particularly sought after as it has become a centre for 'activity holidays' and is packed throughout the summer - http://www.bol-croatia.com/windsurfing-sports.htm.

There is a small airport on the island for private planes. The most popular property sold on Brac are holiday apartments near the coastal villages, often recently built. A tightening of building rules means that less are now being built, so people are now looking for old Brac property to refurbish. On the island of Brac cottages are often seen along the coast and these occasionally come on the market but are keenly sought after.

Brac real estate is considered a good investment as Croatia is looking to improve her tourist industry.
