Property description

Price cut to ensure immediate sale.

The price is reduced from a realistic 240k euro to an amazing 199k euro.

As prices rise on this popular island, we are able to offer this rare opportunity to buy a mixed commercial and residential building in the World Heritage Site of Trogir.

The profile of Trogir is continually improving - making this a very good medium, and long term investment.

This old stone house is on the first line of harbor side buildings opposite Trogir town, facing the castle and ACI Marina, on Ciovo island.

It is only a few minute’s walk from the bridge connecting Trogir to Ciovo island, and is set back a few meters from the road to Okrug and the centre of the island.

Trogir is a major tourist destination for almost all the year and is the most popular destination for many of Croatia’s most famous celebrity visitors as it is so close to the airport and the largest private boats can moor adjacent to the key side here.

The building is over 3 floors.

The ground floor has planning permission to be used as commercial premises, including bar/restaurant, and there are 2 levels above which could be a large private property or 2 flats of 60 sq m each, which could make easily be made into holiday lets.

There is also a private courtyard of 30m sq at the level of the first floor, behind the house.

The property has been rebuilt, including a new roof, floors and windows, but the internal layout has been left as ‘open plan’ so the purchaser will need to decide how he wants the rooms and floors laid out. This is reflected in the price.

Feel free to check out similar projects undertaken locally by our company, and ask technical questions.

The property has water, drainage and electricity.

This building is typical of so many of the buildings within the World Heritage area which gives the area so much charm, but rarely comes onto the open market, especially at a realistic price.

More about Trogir/Ciovo

The Town of Trogir is another fantastic jewell in the crown of Croatian tourist destinations, just 20 minutes from the airport. It is a small island connected by one short bridge to the main land and one short bridge to the island of Ciovo. Just like Dubrovnik it is a medaeval walled town and has been declared a World Heritage site which has UNESCO protection.

It is a small but lively tourist hub and is especially well known to the many celebrities who visit Croatia as it is the starting point for sailing holidays.

It has some of the best restaurants in Croatia and all the ammeneties one would expect in a busy tourist centre. It also has a boat taxi service to Split, which takes about an hour.

There are opportunities to buy property in Trogir itself and these are mostly apartments tucked away in streets hundreds of years old and full of character. One consideration before buying Croatian property and especially real estate in Trogir is to ensure the title to the property is clear. For many generations, Croatian real estate has been handed down the family without legal registration and now that some of these families are selling Trogir real estate on the open market for the first time, it is essential that you are sure the property has the correct title and registration. However, this situation has ensured that there are many investment and refurbishment opportunities in Trogir real estate.

The island of Ciovo is also partly covered by the world heritage protection but has 'party beaches' and several fisherman's settlements. The popularity of these beaches makes Ciovo property popular as a place to invest in Croatian real estate. Secluded coastal property is always popular with investors of property in Croatia and there are some of these on Ciovo, but few come to the market.
