Property description

Renovated old stone house on the island of Zlarin, district Reskovo-Fingac, 200 m to the sea, surrounded by forests.

The house is detached, not in a row, ie it does not share a roof with other buildings.

The property has 75 m2 of net area on 3 floors (3 x 25 m2) and the project consists of a studio apartment in the basement (ex. Tavern, 25 m2, separate entrance, bathroom) + separate 50 m2 split-level apartment - one bedroom, bathroom, living room, kitchen.

Throughout the entire house, there is a newly built 8 m high chimney, with prefabricated fittings / connections, extends. The future owner can adapt the interior layout to their needs (different from the existing main project).

The property has a total of about 250 m2 of land - in front and the yard behind the house (approx. 150 m2) where it is possible to create a covered terrace, a Mediterranean garden and to build a smaller to medium sized pool.

It has its own connection to the city water supply network as well as the electricity connection (7.36 kW of installed power).

Only natural, high quality materials were used for restoration: domestic white stone, white cement and lime, KVH / beams (16/20 cm - 10/12 cm), Unicoppo Italian tile for the roof (version of the traditional Dalmatian cup), wooden closures made of custom made Siberian larch (glass beige, full entrance door, shutter) with Didieffe / Fimet brushed latches and window closers, and Abus anti-burglary locks.

More about Sibenik

Sibenik is about an hour drive from Split, 80 km north. It is a fabulous tourist destination built around the magnificent Cathedral. The old town is built up the steep hillside from the Riva, giving the appearance that almost every house in Sibenik has a sea view. Kornati National Park, hundreds of tiny islands, uninhabited and protected, make Sibenik a destination with a difference for most tourists.

It has a more relaxed feel than Zadar or Split but it is still a sought after holiday destination. It is close to Skradin village, at the foot of the Krka National Park where Bill Gates has taken some of his holiday's for many years.

Sibenik property is more modestly priced than Split. Many Sibenik houses are built with old Dalmatian stone and are often very narrow and tall. It is possible to have a property in Sibenik of 15 sq m going up 5 levels with a roof terrace and sea views. Villas in Sibenik line the coast road North and South and apartments and flats in Sibenik vary in price depending on size and location, but some of them are very reasonably priced.
