Property description

We have this newly constructed beautiful family villa located in a quiet location on a vineyard on the mainland.

It is situated in a rural but not isolated hamlet among olives and vine groves. The distance to the nearest larger village is about 1km.

From the terrace the view is of the vineyards, the olive grove and the natural forest of the region, and also, partly, to the sea.

The plot area is 700 m2.

The villa has a total living space of 260 m2, consisting of basement, ground floor and first floor.

In the basement there are all the controls for operating the property as well as a laundry room.

The basement has an internal staircase connected to the ground floor where there is 1 bedroom room with a large inbuilt wardrobe and ensuite bathroom, an open plan family kitchen with dining area, and spacious living room with an exit outside where there is a large terrace and private swimming pool.

The internal staircase then leads to the 1st floor which consists of three bedrooms and bathroom + large balcony of approx. 40m2. The master bedroom on the first floor also has an inbuilt wardrobe and a private bathroom.

Access to the property is asphalted.

The whole area and environment around the building is often described as similar to Provence - hilly terrain combined with forest and various agriculture associated with warm cultures.

The location of the building is great.

Distances:

- centre 1 km

- a larger Town 7 km

- airport Split - 45 km

More about Sibenik

Sibenik is about an hour drive from Split, 80 km north. It is a fabulous tourist destination built around the magnificent Cathedral. The old town is built up the steep hillside from the Riva, giving the appearance that almost every house in Sibenik has a sea view. Kornati National Park, hundreds of tiny islands, uninhabited and protected, make Sibenik a destination with a difference for most tourists.

It has a more relaxed feel than Zadar or Split but it is still a sought after holiday destination. It is close to Skradin village, at the foot of the Krka National Park where Bill Gates has taken some of his holiday's for many years.

Sibenik property is more modestly priced than Split. Many Sibenik houses are built with old Dalmatian stone and are often very narrow and tall. It is possible to have a property in Sibenik of 15 sq m going up 5 levels with a roof terrace and sea views. Villas in Sibenik line the coast road North and South and apartments and flats in Sibenik vary in price depending on size and location, but some of them are very reasonably priced.
