Property description

We have this first line building project just 20m from the water’s edge.

It’s not really for the faint hearted, as construction has started, and only the basement has been ‘completed’, but two more floors, (4 apartments) can be built on top of the existing structure.

The house is situated in a beautiful spot on the Peljesac peninsula located half an hour drive to Ston and the ferry to the island of Mljet, half an hour to Orebic and the ferry to Korcula, 1 hour to Dubrovnik, or 2 h to a religious shrine of Medjugorje.

The immediate area is natural woodland and vegetation, much of it aromatic herbs, protected, with low density housing along the coast, including several coffee bars and cafes in walking distance.

The basement has been built which is habitable, but there is the possibility of building two more floors (4 apartments) on top, for which there is a concept design. The basement has a total area of 62 m2 and it is designed as a 3-bedroom apartment.

The land has a total area of 480 m2, rectangular 10 x 48m.

There is an access road to the house and there is a large parking lot for seven cars.

The town currently has no water supply is therefore connected to the reservoir with water, and the pressure supplies the whole house with water.

More about Peljesac

The Peljesac peninsular extends 70k out to sea and has a thriving tourist industry. It is close enough to Dubrovnik to allow Dubrovnik to be an easy day excursion, but has the feel of an island, particularly away from the mainland. Much of the peninsular, has steep slopes from high mountains which makes it perfect for the second industry, Viniculture.

Much Peljesac property was built as the wine industry was developed. These villas on the South coast of Peljesac were large and well built. Some modern apartments on Peljesac have been built around the villages Orebic and Ston.

Most property on Peljesac is old Dalmatian style on both the North and South coast of Peljesac. Considering how close you are to Dubrovnik, Peljesac real estate is good value, and much of it is very modest.
