Buying a property in Croatia is almost as easy as any other country but if it is not done properly then disputes with the authorities are much more difficult to resolve.
In Croatia, property for sale is normally described as having 'clean title, clear title or clean papers', and unlike most other European countries, this cannot be taken for granted. Over many generations, Croatian real estate has been handed down within the family and to prevent unnecessary legal costs it has been done by word of mouth, rather than being officially registered through the Courts. As a result of this, today, much Croatian real estate would have dozens of legal owners, often spread throughout the world and untraceable. A whole industry has evolved in tracing owners of Croatian property and sadly another one which sorts out papers after inexperienced or unscrupulous agents have sold Croatian property to overseas clients without completely clear title. Very often an investor will be sailing passed an Island off the Dalmatian coast and see a secluded property or abandoned cottage by the sea and wonder why it cannot be sold. This is probably the reason.
